Kailua and Kaneohe Single Family Homes
This week’s activity is similar to last week. While most of the homes sold recorded at a slightly lower price than the list price, one home in particular marched to the beat of its own drum. The 5 bedroom home on Kaimake Lp was listed at $895,000 and sold for $928,000 – that’s $33,000 over asking! The home was only on the market for 17 days before going under contract and into escrow.
A total of 11 SFH sold, ranging in price from a 3 bedroom, 1 bath, 720 sf home on Keaahala Road for $325,000 to the 5 bedroom, 5 bath, 3626 sf home on Kaimake that sold for $928,000.
There were 12 new single family homes that hit the market this week, including a 4 bedroom, 3332 sf oceanfront property located in Lanikai. It is priced at $5,995,000. Another new listing that caught my eye is the 4 bedroom, 3 bath property located in the Beachside area for $1,095,000. Located just 3 homes from Kailua Beach with a LEGAL Bed & Breakfast license, it is a rare opportunity. If you’d like more information on this property, just let me know. Kailua and Kaneohe Condos/Townhomes
The 5 condos/townhomes that sold in Kailua and Kaneohe over the past week, sold on average 97% of list price.
There are 4 new condos/townhomes that were listed this week. Two in Kailua and two in Kaneohe. In Kailua, there is a new listing at Koolau Vista. It is a 2 bedroom, 1 bath priced at $325,000. There is also a unit next door in the Windward Harbour building that is a 1 bedroom, 1 bath leasehold unit, priced at $339,000. In Kaneohe, a new listing in Yacht Club Terrace is priced at $548,000 and features 3 bedroom, 2 baths. There is also a 2 bedroom leasehold unit in Puu Alii that is $145,000
