West Oahu Weekly Wrap Up - Waikele, Ewa Beach & Kapolei Real Estate Activities, Week of November 20

 

Waikele, Ewa Beach and Kapolei Single Family Homes

 

This week’s real estate activities in Waikele, Ewa Beach and Kapolei has increased over last week. 

 

A total of 13 single family homes sold in these three communities ranging from a 3 bedroom, 2 bath home in Las Brisas that sold for $299,000 (it was a short sale), to a 4 bedroom, 3 bath home in Woodbridge that sold for $685,000. Of the 13 homes sold this week, 2 were short sales and on average these properties sold for 99% of list price.

 

Of the 13 new single family homes that have hit the market this week, there are a handful of beauties that are well-priced.   The 4 bedroom, 3 bath, 2,000+ sf home on Kamaehu Street in Ewa Gentry Sonoma is a great deal priced at $515,000. It features a covered lanai that is perfect for enjoying the evening entertaining friends.   Another beauty that is well-priced and new on the market this week is the 4 bedroom, 3 bath home on Paaoloulu Way in Kapolei Knolls. It is priced at $650,000 and sits upon a 7,000 sq. ft. lot. The Kapolei Knolls neighborhood is desirable due to its location right off the freeway, offers privacy with only one way in and out of the neighborhood, and is complete with its own neighborhood park.  If you would like information on any of these homes, please let me know. The condo/townhome scene for these 3 communities is quite similar to last week.

 

Of the 10 properties that sold in these 3 communities, 3 of them were located in the Ko’Olina community of Kapolei.  These 3 properties ranged from a 3 bedroom, 2 bath unit that sold for $400,000 to a Coconut Plantation unit that featured 3 bedrooms with over 2000 sf that sold for $700,000.

 

Of the 5 new properties that hit the market this week,  1 has already gone into escrow! That’s right, the 3 bedroom, 2.5 bath unit in Ewa Gentry Cortebella well-priced at $329,000 is already under contract.  The one bedroom unit in Aeloa Terrace in Kapolei includes 534 sf of interior living and comes with 2 parking stalls! It is priced at $225,000. Another new listing worth checking out is the 3 bedroom, 2 bath unit in Ko’Olina Kai Golf Estates that is priced at $410,000. Windward Weekly Wrap Up - Kailua & Kaneohe Real Estate Activities, Week of November 20

Kailua and Kaneohe Single Family Homes (SFH)

This week’s activity is somewhat slower than last week.  There were fewer new homes that hit the market this past week as well as those that had a price change. 

A total of 11 single family homes sold, ranging in price from a 3 bedroom, 2 bath home on Kahako Street that sold for $515,000 to the 5 bedroom oceanfront estate in Lanikai that sold for $5,500,000.  On average, the homes sold this week fetched 96% of list price, with 4 of them receiving 100% of list price – the full price!

There were a total of 9 new homes that hit the market this week, including a beautiful 4 bedroom, 2,000+ sf home located in Maunawili Estates, priced at $895,000. Another new listing that caught my attention is the large 4 bedroom, 4 bath home over 3,200 sf in Kalaheo Hillside that is priced at $995,000. The bedroom above the garage features its own private entrance and enjoys ocean views.  If you’d like more information on either of these homes, please let me know. Kailua and Kaneohe Condos/Townhomes

All three condos/townhomes that sold this week sold at full price! 100% of list price.  This includes the 2 bedroom,  2 bath unit in Windward Passage that sold for $555,000, the 2 bedroom, 2 bath in Healani Gardens that sold for $350,000 and the 3 bedroom, 1.5 bath unit in Devland Hale that sold for $385,000.

The 5 new listings that hit the market this week include a gorgeous 2 bedroom, perimeter unit at Poinciana Manor listed at $375,000 and 3 bedroom, 2 bath unit at Haiku Villa listed at $520,000

Kailua Oceanfront Real Estate Picks Of The Week

West Oahu Weekly Wrap Up - Waikele, Ewa Beach & Kapolei Real Estate Activities the Week of Nov. 13

This week’s activity in the Waikele, Ewa Beach, Kapolei areas were a bit slower than last week in terms of closed sales.  A total of 10 SFH sold this week, compared to 14 SFH that sold last week.  They ranged in price from a 3 bedroom, 2 bath home on Keonekapu Street that sold $1,500 above asking price (sold for $395,000) to a 4 bedroom, 2 bath home in Westloch Fairways at Apuu Place that sold for $590,000.

A total of 9 SFH hit the market this week, with the exception of Waikele, which did not have any new listings this week.  If you are looking for a larger home that is reasonably priced, be sure to check out the new 4 bedroom, 3 bath home in Ocean Pointe that was listed this week. It is priced at $425,000. Another newly listed property worth checking out is the 5 bedroom, 3 bath home in Kapolei Knolls on Wahane Street.  At $575,000 it is significantly less than the assessed value and situated on a larger lot of 6,269 sf. Windward Weekly Wrap Up - Kailua & Kaneohe Real Estate Activities, Week of Nov. 13

This week’s activity is similar to last week.  While most of the homes sold recorded at a slightly lower price than the list price, one home in particular marched to the beat of its own drum.  The 5 bedroom home on Kaimake Lp was listed at $895,000 and sold for $928,000 – that’s $33,000 over asking! The home was only on the market for 17 days before going under contract and into escrow.

A total of 11 SFH sold, ranging in price from a 3 bedroom, 1 bath, 720 sf home on Keaahala Road for $325,000 to the 5 bedroom, 5 bath, 3626 sf home on Kaimake that sold for $928,000.

There were 12 new single family homes that hit the market this week, including a 4 bedroom, 3332 sf oceanfront property located in Lanikai. It is priced at $5,995,000.  Another new listing that caught my eye is the 4 bedroom, 3 bath property located in the Beachside area for $1,095,000. Located just 3 homes from Kailua Beach with a LEGAL Bed & Breakfast license, it is a rare opportunity. If you’d like more information on this property, just let me know. The 5 condos/townhomes that sold in Kailua and Kaneohe over the past week, sold on average 97% of list price.

There are 4 new condos/townhomes that were listed this week. Two in Kailua and two in Kaneohe. In Kailua, there is a new listing at Koolau Vista. It is a 2 bedroom, 1 bath priced at $325,000. There is also a unit next door in the Windward Harbour building that is a 1 bedroom, 1 bath leasehold unit, priced at $339,000. In Kaneohe, a new listing in Yacht Club Terrace is priced at $548,000 and features 3 bedroom, 2 baths.  There is also a 2 bedroom leasehold unit in Puu Alii that is $145,000

Is It A Good Idea To List Your Home During The Holiday Season?

With Halloween behind us and Thanksgiving just a few weeks away, we are officially into the end-of-year holiday season. Many sellers believe that it is not a good time to list their home for sale for fear of it being slow since buyers may be focused on other things. This is not true. Oahu Market Update - August 2007

While some real estate markets across the nation continue to experience instability, the Oahu real estate market continues on a steady path, according to resale figures released by the Honolulu Board of Realtors for the month of August. 

During the month of August, sales of 381 single-family homes and 495 condominiums were reported through the Honolulu Board of Realtor's MLS system. The median price paid in August for a single-family home was $650,000. On the other hand, the median condominium price was $325,000 - an increase of 6.6% from August of last year.

While prices for single-family home sales are up, the market saw an 8.5% increase in the number of homes sold (381 August 2007 vs. 351 sold in August 2006).  On the other hand, condominium sales this month reflects a decrease of sales from the same time last year. During the month of August 495 condominiums sold, reflecting an 14.7% decrease compared to 580 sold July of last year.

Overall, these Oahu real estate market statistics reflects a healthy market in which buyers and sellers have a level playing field and both parties can find a happy median to achieve their goals.

Way To Go Kalaheo Mustangs!

Through the Pali Hwy and towards the majestic sands of Kailua Beach on the Windward side of Oahu, the fans of Kalaheo High School have something to smile and cheer about!

Congratulations to the Kalaheo Mustangs for their victorious 28-25 win over the Iolani Raiders on Saturday, August 26th.  What an exciting football game! The Raiders put up a good fight and played well, however they could not hold back the mighty Mustangs as they persevered each time down the field. 

The players of the Kalaheo football team showed that all of their off-season training, time during the Summer Passing League Tournament as well as their trip to California for a football camp has really brought the team together as one solid unit.  As a spectator, it was great to see the players really be there for one another during good plays and not so good plays.  On good plays, they commended each other and on not so good plays, they cheered each other on, to shake it off and keep moving forward.

Hawaii Luxury Market Still Remains Strong & Attractive To Investors

Hawaii's luxury market continues to remain strong, due in part by investors and those seeking a second home in a resort destination.  Just recently the second highest recorded sale in the Kailua area closed for $11 million. The property, known as The Castle Estate features 314 linear feet of sandy beach frontage, three dwellings on 2 acres of land.  The sale marks the largest sale island-wide within the past six months.  The property was purchased by a local developer, Don Eovino and an undisclosed partner. According to a recent article featured in the Star Bulletin, the pair plan to subdivide the property into three parcels and replace some of the existing structures with new luxury single-family homes.

Other notable high priced sales include a Blackpoint property that sold for $11.1 million in January and two Diamond Head properties that sold for $7.55 million and $6.9 million respectively in May.

At the time of this writing, there are currently 53 properties island-wide that are priced $5 million and above - two of which are currently under contract and in escrow.

Wow! Home and condo sales quicken in July! According to resale figures released by the Honolulu Board of Realtors, sales of both single-family homesand condominiums sped up in July with the days on market indicating record paces.  

During the month of July, sales of 339 single-family homes and 457 condominiums were reported through the Honolulu Board of Realtor's MLS system. The median price paid in July for a single-family home was $640,000. On the other hand, the median condominium price was $335,000 - a decrease of of 8.2% from July of last year.

While prices for single-family home sales are up, the market saw a 10.6% decrease in the number of homes sold (339 July 2007 vs. 379 sold in July 2006).  The same can be said for condominium sales. During the month of July 457 condominiums sold, reflecting an 8.2% decrease compared to 498 sold July of last year.

Overall, these Oahu real estate market statistics reflects a healthy market in which buyers and sellers have a level playing field and both parties can find a happy median to achieve their goals.

Oahu Public Schools Back In Session

This year marks a new beginning. This is the first year that all public schools changed over to a modified year-round school schedule. Students throughout the island began filling up school hallways this week.  With just a short six week summer break, many students surprisingly were happy to begin school.  I spoke with many parents at Maunawili Elementary where my children attend, and the consensus was the same - kids were ready to get back into gear with school!

Good luck to students, faculty and staff everywhere! May the 2007-2008 school year be the best ever.  That's all for now...
